KFHA History

The Kendall Federation of Homeowner Associations
Serving the Kendall Community Since 1976

The Kendall Federation of Homeowner Associations, Inc., (KFHA) is a non-profit organization with membership open to homeowner and condominium associations as well as individuals living in the Kendall service areas. (East and West Kendall)

Kendall, over the past 26 years, has outgrown its agricultural base and has become one of the fastest growing, most densely populated communities in all of Florida.

The KFHA has represented the needs of Kendall's residents and homeowners through all of these years of unbridled development:

  • We have led the battle to maintain orderly growth in Kendall.
  • We have fought for more schools for our children.
  • We have vigorously opposed development, both residential and commercial, that effected homeowners felt would be bad for the nearby neighborhoods.
  • We have sponsored monthly forums, and regular special meetings regarding numerous issues of great concern to our membership and residents at large.
  • We continue to maintain the highest standard for Kendall when we consistently express our concerns or support of proposed projects before our Community Council Zoning Appeals Boards 10, 11 and 12.
WHERE IS KENDALL?

Although this might seem to be a rather simple question to answer, it is not. The KFHA boundaries are Bird Road to the north and SW 152 Street to the south, US 1 to the east and Krome Avenue to the west.

The Board of County Commissioners has purposely distinguished and designated the area of Kendall as West Kendall and East Kendall communities. This was done in order to balance population with regard to determining boundaries for proposed incorporation as new cities; when sufficient community support for study is properly petitioned to the Board of County Commissioners.

The KFHA represents communities and homeowners in both East Kendall and West Kendall.

We have always considered the importance of broad based representation as one of our strengths. When issues vital to our community are being considered, such as the construction of a prison in West Kendall, the KFHA draws upon all its members, from both the east and the west, because a collective voice is a strong and loud one, sure to be heard.

KENDALL - OUR FUTURE!

Many challenges will face the Kendall Communities and its residents over the coming decades.

Here are some of the issues:

  • The impact of population growth and community development on the limited water supply, agriculture and ecosystems of our watershed and impacts on our precious natural resources of the Biscayne Bay and Everglades.
  • Information and education for informed decision-making, regarding incorporation issues of the East Kendall and West Kendall areas.
  • School overcrowding and requiring development concurrency when residential development applications are submitted.
  • Concurrency means that developers must pay impact fees to build (or they build in lieu of impact fees) the needed infrastructure of schools, parks and roads, when they construct their projects and do so before any certificates of occupancy can be issued.
  • We want to reduce class size as well as school size, to give our children the quality of education needed for them to succeed in the job market place.
  • A rapid transit segment for the West Kendall area connecting to the existing system in East Kendall.
  • Improved road infrastructure, along with neighborhood improvement projects related to sidewalks, bicycle lanes, rain storm run off drainage and sewer construction and improvements to eliminate street flooding as well as resurfacing of worn out roadways covered with potholes.
  • Monitoring the Community Councils and keeping tabs on the Miami-Dade County Commissioners' decisions, to assure Kendall's residents will have the best possible quality of life.
  • The need to secure and protect our community; maintaining emergency/fire rescue and police protection services in the face of budget pressures, while our population rapidly increases.
  • The need to prevent spot zoning and leap frog development that will place both residential and commercial development in areas without the infrastructure of adequate roadway access to accommodate them.
  • The construction of more Park and Recreation facilities of many types for use by all residents, not just for team sports activities.

There are many more issues requiring constant monitoring.

THE KFHA Service To Our Community
PAST AND PRESENT
  • Led the fight to oppose the Kendall Prison at Kendall Drive and Krome Avenue.
  • Led the fight to keep Tamiami Airport from being expanded to a major cargo handling facility.
  • Supports the Airport Runway expansion to only accommodate executive corporate aircraft.
  • Provides residents with factual information on candidates seeking public office.
  • Provides continuous involvement in local zoning matters and planning issues that affect the sustainable growth of Kendall.
  • Successfully lobbied for 11 elementary, 3 Junior and 4 Senior High Schools in Kendall.
  • Successfully lobbied for the new Kendall Regional Library.
  • Successfully lobbied for many new roads to be constructed.
  • Holds monthly meetings, special forums and seminars on critical Kendall issues.
  • Successfully lobbied for 6 new fire stations and an additional police station in Kendall.
  • Worked with the US Postal system on creating a new facility in Kendall.
  • Represents the Kendall community before the Miami-Dade Board of County Commissioners and the Kendall Community Councils Zoning Appeals Boards on items of concern to our residents.
